Sharjah's real estate transactions in July jump 62pc to $1.9bn

Real estate transactions in Sharjah rose 61.8% in July from the previous month to AED7 billion ($1.91 billion), with the number of deals increasing 25.3% to 9,376, according to the Sharjah Real Estate Registration Department.

Sales transactions covered about 27.2 million sq ft during the month, reflecting continued activity in the emirate's property market.

The Department attributed the increase in activity to infrastructure investment, large-scale development projects and a regulatory environment aimed at attracting regional and international investors.

Ownership certificate transactions totalled 4,049 during the month, while ownership deed transactions reached 3,356. 

The department also recorded 466 mortgage transactions worth AED1 billion along with 1,185 initial sales contracts and 320 property valuations.

A total of 2,884 sales transactions were completed across 129 areas of the emirate, including 1,347 land sales, 894 subdivided units and 643 developed properties.

The largest sale for the month was a land transaction in the Industrial 4 area valued at AED850 million. The largest mortgage transaction, worth AED120 million, was recorded in Al Layyeh.

Sharjah City accounted for 2,091 sales transactions, led by Muwaileh Commercial with 442 deals, followed by Al Sajaa Industrial with 244, Hay Hoshi with 203 and Al Khan with 168.

By transaction value, Al Sajaa Industrial led Sharjah City with AED715.4 million in sales, followed by Muwaileh Commercial at AED516.3 million, Al Menhaz at AED449.5 million and Al Qulai'aah at AED365.7 million.

In the Central Region, 527 sales transactions were recorded, while the Eastern Region registered 206 transactions in Khor Fakkan, 58 in Kalba and two in Dibba Al Hisn, according to the department, it added.
