Qatar has issued a decision updating planning and architectural requirements for residential villas and palaces, introducing more than 20 amendments aimed at providing homeowners with greater flexibility in residential development.
The changes amend provisions of Ministerial Decision No. 7 of 1989 governing architectural requirements and technical specifications for buildings, stated Minister of Municipality Abdullah bin Hamad bin Abdullah Al Attiyah.
These revisions were developed following a review of citizens' housing needs and challenges related to residential construction. The amendments are intended to facilitate home development and expansion, improve the use of residential plots and accommodate the evolving requirements of Qatari families, said Al Attiyah.
The updated regulations represent one of the most comprehensive reviews of residential villa and palace requirements in recent years, he added.
Commenting on the government move, Abrar Fayaz Khazi, the Country Director at Qatar, Euro Systems, said: "The recent amendments to Qatar's villa and palace building regulations represent a positive step forward for homeowners, architects, and developers."
"By providing greater flexibility in building heights, family accommodation layouts, and internal living spaces, the regulations better reflect the evolving needs of modern family living across the region," he stated.
For homeowners, these changes create opportunities to design residences that are more functional, comfortable, and architecturally expressive. Increased height allowances and the introduction of mezzanine levels enable more spacious interiors, improved visual connectivity, and greater access to natural daylight throughout the home, he added.
According to him, the regulations also acknowledge the growing prevalence of multi-generational living.
"As families seek independent yet connected living arrangements within a single property, architectural elements such as high-performance glazing, acoustic partition systems, and thoughtfully designed entrances become increasingly important in balancing privacy, comfort, and aesthetics while maintaining a cohesive design language," he stated.
For larger villas and palaces, the revised guidelines open new possibilities for grand entrance spaces, double-height glazing, feature façades, statement door systems, and bespoke architectural details that enhance both functionality and visual appeal, he added.
In this context, architectural systems play a key role in supporting contemporary residential design. Solutions such as high-performance glazing, acoustic partition systems, and bespoke handcrafted aluminium entrance doors can help maximise natural light, strengthen the connection between indoor and outdoor spaces, improve acoustic comfort, and create more personalised living environments.
"Ultimately, the amendments provide homeowners with greater freedom to create homes that are adaptable, future-ready, and aligned with evolving lifestyle expectations," stated Khazi.
As Qatar continues to evolve its residential development landscape, the updated regulations are expected to create new opportunities for innovative architectural design while supporting the changing needs of families and luxury homeowners across the country, he added.-TradeArabia News Service
