Dubai South Properties has announced that it has awarded a key contract worth AED2 billion ($544 million) to Mohammed Abdulmohsin Al Kharafi & Sons for the development of multiple phases of Hayat by Dubai South, a luxury master-planned community spanning 10 million sq ft.
Strategically located near the Al Maktoum International Airport, Hayat is planned as an integrated community that supports balanced living through a well-designed environment and a comprehensive range of wellness-inspired amenities.
On completion, Hayat will feature approximately 2,500 residential units, including a variety of townhouses, semi-detached and standalone villas, mansions, as well as apartments, and hotel apartments, with layouts ranging from one- to five-bedroom units, said a statement from Dubai South Properties.
The spacious homes at Hayat are thoughtfully designed with minimalist architecture, offering residents flexibility, privacy, and contemporary living spaces, it stated.
The development will feature a wide range of wellness-inspired amenities, including lush parks and shaded walking trails, family play zones, outdoor recreation areas, fitness and wellness facilities, community pools, landscaped gardens, and dedicated relaxation and gathering spaces. A community mall and retail boulevard will offer a mix of shops, cafés, and essential services. The master plan will also include lagoons and a scenic community lake, it added.
On the contract award, Group CEO Nabil Al Kindi said since its launch in 2025, the project has witnessed strong demand and interest, driven by its unique positioning and wellness-inspired features.
"The appointment of Mohammed Abdulmohsin Al Kharafi & Sons marks an important step in the delivery of Hayat and reflects our commitment towards our investors and the continued momentum across Dubai South, as we expand our residential portfolio in line with the emirate’s long-term urban and economic vision, including the Dubai 2040 Urban Master Plan and the Dubai Economic Agenda D33," stated Al Kindi.
Hayat offers seamless connectivity to major roads and key economic hubs, including Al Maktoum International Airport, Sheikh Mohammed bin Zayed Road, Emirates Road, Jebel Ali Free Zone, and Dubai South Free Zone, making it an ideal destination for families and professionals alike. Construction is set to commence in Q2 2026, with the initial phases expected to be completed by 2028.
